The majority of our projects are done as Negotiated Contracts or Construction Management Agreements where we work closely with the architect throughout the design phase to produce a reliable and detailed cost analysis, assuring that the project stays within the client’s budget. Under our model, the contractor works on a fee basis and all actual costs are openly disclosed in a cost-plus analysis.
One of the benefits of the Negotiated Contract is that the owner has the safety of a Guaranteed Maximum Price (GMP) as well as the security of competitive bids in all subcontracted areas. Cherokee’s job is to assure the greatest value within the owner’s budget. The difference between the GMP and the actual cost of construction plus the management fee represents the direct savings for the owner.
Typically, we find that projects managed in this way result in substantial savings in relation to the GMP, as well as greater peace of mind and optimum value for the client.
